Land Development and Subdivision

All the land development services you need to go from greenfield to finished site, including project management, urban design and lot layout, resource consent management, engineering design, construction management, and land transfer surveying. We also undertake legislation surveys for Crown assets and unit title surveys for buildings and apartments.

Our team has experience across all forms and sizes of land development and subdivisions, including 2 – 300+ lot urban residential projects, commercial/industrial parks, large rural subdivisions, high-rise unit titles, and cross lease conversions.

We can assist with the following land development and subdivision projects:

  • Multi-lot (5-300+) urban residential, commercial and industrial land development projects;
  • Small (2-5 lot) residential subdivisions;
  • Rural subdivisions of all sizes;
  • Unit title surveys – including multi-level apartment developments;

Land Planning

We work closely with councils to ensure planning – the critical first step of any project – is completed with confidence, providing solutions to your specific needs and overcoming complex challenges.

With our extensive knowledge of the RMA and local district plans, we can provide the right advice and ensure that your project gets off to a smooth start.

We deal directly with the council during all phases of the planning process to:

  • Create a scheme plan showing the proposed lot layout;
  • Find innovative ways to work around any limitations of the district plan;
  • Ensure a comprehensive resource consent application is submitted;
  • Apply for s224c certification after construction to ensure all subdivison consent conditions have been met

 

Land Development Engineering

We are involved in all areas of the engineering design process, from the initial consultation with council, right through to s224 certification, which leads to titles being issued.

Design work and contract management include:

  • Roading design;
  • Stormwater reticulation design;
  • Wastewater reticulation design;
  • Water reticulation design;
  • Liaising with sub-consultants, such as landscape architects, geotechnical engineers and environmental engineers;
  • Liaising with sub-contractors for electrical and telecommunications design & installation;
  • Coordinating tenders and assigning projects to contractors;
  • Coordinating construction subdivision during works, including payment certifications issued to clients.

 

Land Transfer Survey

Once all Subdivision Consent conditions are met, our team of Licensed Surveyors can apply to Council for s223 Certification. Our Surveyors will then submit the Land Transfer Survey to LINZ for approval which is a prerequisite to titles being issued.
